The seller approached us about listing this property in March when the property was being rented to a family of 4. We advised him to let the tenants move out, then clean and stage the property prior to coming on the market. We felt it was worth the wait to do things right. When the tenants moved out, the place was cleaned, staged, and we had our professional photographer shoot the unit. We came on the market on 6/26, received four offers, opened escrow a week from coming on the market, and the unit sold for over the asking price.
